Does any of this sound familiar?

"The listing said road access." "Septic shouldn't be a problem out here." "Power is right at the road." "One wall had been repainted." Every story on this page came from someone who nearly signed. Here is the first one.

"There was a road. I just had no legal right to use it."

I drove up that gravel track four times and nobody stopped me. The listing said 'road access' and I believed it. Lesson 48 is the only reason I paid for a title search before closing instead of after — the track crosses two neighbouring parcels and there is no recorded easement anywhere. The seller knew. I walked away and lost the $600 I'd already spent. The buyer after me is now in year two of a lawsuit.

"Five acres, and I could not legally build on any of it."

The agent told me septic 'shouldn't be a problem out here.' I made the perc test a written contingency purely because Lesson 56 says never assume approval you haven't seen on paper. It failed — heavy clay, high water table — and the engineered alternative came back at $48,000 on top of everything else. I got my deposit back because the contingency was worded properly. Five acres I would have owned and could never have used.

"Never buy a property until you understand what it will cost to own, repair, develop and eventually sell."

The purchase price is the one number every buyer checks. It is almost never the number that hurts them. The expensive mistakes live in the things nobody hands you at the viewing — the easement, the perc result, the sewer lateral, the insurance quote, the utility connection, the exit.

"The $180 sewer scope I very nearly skipped."

The general inspection came back clean and I was ready to close. Lesson 41 points out that a standard inspection does not include the sewer lateral, and that a collapsed line is a five-figure job which is completely invisible during a walkthrough. Mine was crushed under the driveway — roots, offset joints, standing water. Repair quote: $14,200. The seller covered $11,000 of it. That's $180 that paid for itself sixty times over.

What this actually looks like at your kitchen table

No licence, no experience, no software. Four habits that turn "it looks like a good deal" into something you can prove — or walk away from.

Write the buy box before you look
01

Write the buy box before you look

Location, price, type, size, condition, financing and your non-negotiables — on one page, before you open a single listing. Lesson 14. The buy box is what stops a beautiful photograph from quietly rewriting your budget three weeks from now.

Score properties side by side
02

Score properties side by side

The comparison scorecard puts up to five properties against the same measures — purchase price, monthly cost, repairs, development, legal risk, insurance risk, resale. Emotion loses to a column of numbers every single time.

Verify with the office, not the listing
03

Verify with the office, not the listing

Zoning, permitted use, legal access, flood designation, permit history and utility costs get confirmed by the county, the utility and the insurer — never by the description. Appendix D gives you the exact questions for all eleven professionals.

Set your walk-away number first
04

Set your walk-away number first

The complete cost of owning, repairing and eventually selling — then one figure you will not cross. Lesson 67. Buyers who decide this before negotiating are the only ones who can genuinely walk, and everyone at the table can tell.

"One corner of the basement had fresh paint. Only one corner."

It looked tidy, and that was exactly the problem. Lesson 36 says question every recent repair, so I asked why one wall had been painted and nothing else had. The seller said 'damp patch, sorted years ago.' The structural engineer found a stepped diagonal crack running the full height behind it, still moving. Underpinning quote: £24,000. I didn't try to negotiate — I left. Some problems aren't a discount, they're a warning.

"Not one insurer would quote me. I'd already made the offer."

I had budgeted about $1,400 a year, the way everybody does. Lesson 23 says confirm insurance availability before you commit, and I'd read it that week, so I rang three insurers during the option period instead of after it. Two declined outright. The third quoted $4,318, with a separate flood policy on top. That one afternoon of phone calls changed the true monthly cost by nearly $300. I renegotiated and stayed — but I went in with my eyes open instead of discovering it at closing.

Meet the author

James

I have stood on a lot of parcels with a lot of buyers, and the conversation that stays with me is always the one that happens too late. Someone shows me a property they already own and asks what can be done about the access, or the septic, or the wall that keeps moving. By then the options are expensive and few.

What struck me over the years is that almost none of it was bad luck. It was a question nobody thought to ask — of the county, of the utility, of the insurer, of the seller — during the two weeks when asking it would still have been free. So I wrote the questions down. All hundred of them, in the order you actually need them.

And because some readers will find this book after they have already signed, roughly a third of it is about limiting the damage: what to document, what not to repair yet, what to claim, and how to get out before a bad purchase becomes a decade of payments.

"'Power is right at the road' cost me $38,000."

The pole is visible from the parcel. I assumed that meant a connection fee and a meter. Lesson 54 spells out exactly what to ask the utility, in writing, before you buy — and I didn't ask, because I bought this land before I read any of this. Two new poles, a transformer, 900 feet of trenching and an easement negotiation with a neighbour who was in no hurry. Thirty-eight thousand dollars to switch on a light. The land itself cost $46,000.

"I stopped the loss at $9,000 instead of $60,000."

I had already bought wrong. Wrong area, brutal commute, and a roof that failed in month four. I spent seven months paying for a house I hated while telling myself it would come good eventually. Chapter 14 makes you actually calculate the cost of staying against the cost of leaving, and staying was costing me $2,100 a month in real money. I sold as-is at a discount, took the hit, and got out. Nine thousand dollars is the most useful money I have ever lost.
